Most people understand that the foundation of their home is important, and that a sinking foundation can cause major damage. But it's rare that those damages cause problems overnight. Today, we're going to talk about all the signs that your foundation needs your attention. All you'll need to do is take a walk around your property (or maybe a home you're looking to purchase) and find these signs! 

 

Stair-step Cracking

Stair-step cracking (or wall cracks that look like a staircase) in brick or block walls is a common sign that your home's foundation is settling. You may even see light between these cracks. Vertical cracks between blocks or brick walls may widen as well. This usually indicates that the wall is rotating. 

Separating Chimneys

This might be one of the most terrifying signs of foundation settlement. Brick chimneys are very heavy, and sometimes built on entirely different foundation than the rest of the home, increasing the chance that they might settle. 

Problem Doors and Windows

It's very common that the first sign of foundation settlement is a 'sticking' door or window. Why? The weakest part of a wall is where there's an opening. That makes doors and windows instantly the most vulnerable to damage when there's foundation settlement.

 

There are four common outdoor signs of settlement seen in doors and windows. 

 

Doors and windows out of a square. 

When doors or windows can't fit perfectly in their designated square, it causes jamming, doors rubbing against the door frame, or even not latching properly. 

Cracks extending from the corners of doors or window frames. 

Some people are told that small cracks are normal as a house settles. However, all big cracks start as small cracks, and you'll often spot them in the corners of doors and window frames. 

Doors and windows separating. 

If you see doors and windows pulling away from the frame (or exterior finish), it's time for a foundation expert to take a look. 

New caulking around doors and windows. 

Sometimes homeowners will turn to do-it-yourself (DIY) caulking to close gaps caused by separating doors and windows. That's why new caulking may be hiding a much bigger problem.
